In this article, you will learn what stops you from having a conservatory or tilled Extension on the back of your house. Deciding to extend your property rather than moving is a very exciting time. There is nothing more frustrating than to find out when the Consultant comes, that you can't have one. I have even been to Customer's houses where they have already borrowed the money' only to be told they can not have the Conservatory.

If your flue is going to be inside the Conservatory, then this will not be allowed. You must consider if there somewhere else in the property that the boiler can go. This can cost a lot of money. I would advise you to talk to a qualified heating engineer first. Sometimes, it is possible to have a funnel that covers the outside flue and goes through the roof. This will depend on the make and model of your boiler. I advise that before you book an appointment, you give that information to the company that is quoting for a Conservatory so they can find out.
A Conservatory can’t be built within 30cm of a modern flue and 50cm for one of the old square ones. Please also use some common sense. If your external flue is blowing the carbon dioxide where you want the Conservatory then you should get the Flue moved first.
There will need to at least 30cm of wall space for the foundation and dwarf walls. There is no more to say about this. If you don’t have the space, you can’t have a Conservatory.
Drains are very rarely going to stop you from having a Conservatory. Most of the time the time the drain can be moved. Be aware of where the drains flow and where they are likely to go. Sometimes, drains can be implemented into the floor of the Conservatory but just ask yourself; what happens if the drain collapses? Moving the drain is normally the best option. The drain for your sink does not have to move. You can have stud partition put around it to make it more of a feature.
Soil Pipes are not a problem. The Conservatory roof can be shaped to go around the pipe.
